Guidance & Checklist for Serving Section 21 Notices

To streamline the process and avoid the common pitfalls associated with Section 21 notices, Greenhalgh Kerr have developed a comprehensive checklist and guidance.

This will assist on-site teams in ensuring the notices are compliant and served correctly, preventing unnecessary delays and additional complications, if you ultimately require a possession award using the Accelerated Possession Procedure.

If you prefer to serve Section 21 notices in-house as part of your “end of fixed term” procedure, our checklist is designed to help ensure your notice is compliant. If your tenant does not vacate upon expiry of the firm, then you can instruct us to commence proceedings for Accelerated Possession, to obtain a possession award and evict the tenant for you.

Alternatively, if time is of the essence and to ensure compliance to avoid any risk of delay, you may instruct us at the outset to serve the notice on your behalf. If you have a troublesome tenant or arrears escalating, it may be wise to instruct us to serve the notice, to avoid any risk.
