2026 Report

First published in 2020, this is the fifth edition of our report raising awareness of what Build-to-Rent is and how it helps to meet the housing needs of many Londoners. Working with our partners Real Estate UK (formerly the British Property Federation) and the Association for Rental Living, this report draws on data compiled by research consultancy PriceHubble. Covering 21,094 residents living in 12,897 homes across 40 schemes in London, the data provides a snapshot in time of residents living in Build-to-Rent schemes in London, examining resident demographics including age, profession and average income, benchmarked against residents living in the private rented sector. This report aims to dispel the myth that, rather than being an expensive, luxury product only afforded by a few, Build-to-Rent is in fact accessible to all types of Londoners. However, whilst current delivery is steady, future supply is tightening. Build-to-Rent must therefore be supported alongside other tenures to ensure that London can attract and retain the people that businesses need to grow the economy, provide the homes that Londoners need and secure the capital’s long-term prosperity.

2025 Report

The annual Who Lives in Build to Rent? report, now in its 5th edition, emphasises the importance of a broad rental offering to cater to demand across the UK, especially as the wider PRS faces increasing supply pressures. The survey, the largest ever of the UK BTR sector, includes data from over 36,600 renters living in 26,454 homes across 97 Multifamily housing (MFH) developments, and almost 10,000 residents in 77 Single Family Housing (SFH) schemes.

2024 Report

The ARL in partnership with the BPF, Business LDN and Price Hubble (Dataloft). In this sixth edition we have aggregated the largest ever dataset from providers of Build-to-Rent (BTR) and Single Family Housing (SFH), analysing data from 32,000 renters in BTR units (predominately urban multi-family flats) and an additional 9,000 renters in single family homes (predominantly houses).

2023 Report

This report is the third in its series of London reports compiled with the British Property Federation, Dataloft and the United Kingdom Apartments Association (UKAA). With thanks to our Build-to-Rent sector providers who have contributed data and insight, the report offers a snapshot analysis of Build-to-Rent in London, looking at the typical resident demographics of those living in Build-to-Rent homes benchmarked against those in the private rented sector.

2022 Report

‘Who lives in Build-to-Rent?’ report by the capital’s leading business campaign group London First, in partnership with British Property Federation (BPF), Dataloft, and UK Apartment Association (UKAA), highlights that Build-to-Rent also offers longer-term, secure accommodation with 95% of Build-to-rent schemes offering tenants a three-year lease and a further 10% of schemes offering longer. So far, 33,835 developments have been completed, and there are currently 15,299 Build-to-Rent developments under construction, with 40,544 in planning.

2021 Report

The UKAA in partnership with Dataloft  and London First are proud to publish the second iteration of the ‘Who Lives in Build To Rent?’ report, the largest-ever study of residents in Build To Rent across England. The study shows that BTR residents are much more representative of the wider private rented sector than is often perceived.
