A new report released today, 13th June 2023, from Cortland Consult, in collaboration with UKAA (the UK Apartment Association), has provided the most comprehensive look yet at the UK’s Build to Rent (BTR) industry. The BTR Open & Operating Report London also draws on the expertise of HomeViews and REalyse to deliver fresh data and insights that span the BTR industry.
As revealed in the report, BTR provision has grown hugely in the UK over the past decade. During that time, 12% of all homes delivered in London were funded by BTR investors. The capital has been at the forefront of the growth, with 46% of the UK’s total operational BTR located in London – equating to 38,620 BTR homes open and operating there as of May 2023.
“Cortland Consult’s Open & Operating Report provides a highly sought-after examination of London’s burgeoning Build to Rent sector. It is the result of years of working with our partners REalyse and HomeViews to catalog and track every BTR development operating or proposed across the capital, which our Head of BTR Research (Europe) Ed Howe and the wider Cortland Consult Team has analysed to establish London’s biggest and best BTR developments and operators.
“Almost 10 years since BTR arrived in the UK, the sector has delivered almost 85,000 homes nationwide, 46% of which – or 38,620 – were delivered in London. BTR has proven itself as a highly effective mobiliser for the delivery of new homes, underpinning many of the capital’s most successful and flourishing regeneration projects: such as Wembley Park, Nine Elms & Battersea, Elephant & Castle, and Stratford’s Olympic Legacy transformation.”
Iain Murray, Senior Director BTR Consultancy (Europe), Cortland Consult
The report has highlighted the value of data sharing and collaboration in understanding the current state of the BTR industry and identifying opportunities for growth.
“This report is the product of pragmatic collaboration. It draws together the latest data from new and established sources which collectively provide valuable market information, customer insights and illustration of the range and quality of BTR assets nationwide. The UKAA welcomes this report as it demonstrates the benefits of data sharing and collaboration, how the industry is evolving and where new opportunities might lie – all of which are material to the long-term success of BTR.”
Brendan Geraghty, CEO, UKAA
Data from the report has been utilised to create the latest UKAA BTR Map, which delivers an overview of progress in the industry across the UK. Cortland Consult authored the BTR Open & Operating Report London, while HomeViews provided scores and images for the report and map, and REalyse delivered the technology that underpins the map – all in collaboration with the UKAA.
“HomeViews reviews cover over 90% of completed BTR schemes in the UK and are ample proof to us that BTR is providing a best-in-class resident experience, the feedback is outstanding. They are the UK’s happiest new build residents, and by some margin. Our hope is that the combined data and expertise from Cortland, the UKAA and ourselves in this report can help sustain such high standards and lead to swift but strategic expansion that will open up the BTR experience to many more renters.”
Rory Cramer, CEO & Co-Founder, HomeViews
“We’re really excited to use our technology to be a part of the creation of the BTR Map with Cortland Consult, Homeviews and the UKAA. REalyse was built out of the demands of the nascent BTR sector in the UK, and both have flourished and developed over the past years. One thing that until now was missing, was a complete map of all the open and operating BTR assets and details on those assets to give clarity to the sector. The Open & Operating report and BTR Map with proprietary data from Cortland Consult and Homeviews now solves this with unprecedented detail providing interesting insights.”
