Artificial intelligence (AI) is no longer a technology trend for UK Build to Rent to monitor from a distance; it’s already embedded in the tools we use every day – in how we communicate with residents, manage repairs, price homes, and report to investors. The question before our sector is not whether to engage with AI, that decision has, in many cases, already been made for us, the question is whether we will govern it well.
This guide is the ARL’s answer to that challenge, the sector’s first comprehensive framework for responsible AI adoption, grounded in what operators actually face, tested against the toughest regulatory scrutiny, and designed to work for organisations at every scale, from the lean mid-market operator to the global institutional platform.
The timing couldn’t be more significant. The Renters’ Rights Act 2025, which fully came into force in May 2026, is transforming how possession, rent setting, and residents’ rights operate across the sector. The EU AI Act’s high-risk provisions apply from August 2026, and the Competition and Markets Authority has published new AI agents’ guidance and opened live enforcement action. In this environment, governance gaps are not abstract risks; they’re foreseeable, avoidable legal exposures.
