LUMYA Living is a pan-European residential operator specialising in purpose-built student accommodation, co-living, micro-living and serviced apartments. Founded in 2016 and rebranded from LUMIS Student Living in 2025, LUMYA operates communities across the United Kingdom, Germany and Austria, with a secured development pipeline across Europe. The company operates its own portfolio — developed by sister company Viridis Real Estate — and extends the same technology-led operating platform to third-party owners and investors as a management partner.
Every community runs on the in-house-developed proprietary software, Living Operations System (LOS) and four operating pillars: digital-first operations; resident and guest experience; revenue and commercial optimisation; and safety, compliance and asset care.
