Brighton and Hove’s BTR market is flourishing due to the high demand for quality rental accommodation, driven by a combination of housing affordability challenges, a large population of professionals and students, its popularity as a lifestyle destination and economic hub.
The local economy, with its focus on creative industries, tech start-ups, and hospitality, has supported a demand for high-quality rental housing. Property prices in Brighton and Hove are among the highest in the UK outside London – this has made homeownership challenging for many, pushing residents towards long-term renting.
The appeal of the city as a location for BTR has attracted significant institutional interest. Investors are drawn to the strong rental demand, the city’s vibrant culture, and its relatively high-yielding rental market. While BTR in Brighton is still emerging compared to major cities like London or Manchester, there is clear growth potential.

Easy access to Brighton:
Getting to Brighton from London Victoria and London Bridge takes around an hour, so you can be out exploring in no time. The drive from the M25 to Brighton is a short one, lasting around 1h 15min. Or if you’re coming from the south coast, you can hop on a train from Southampton and it takes 1h 45min to Brighton.
From Portsmouth it takes 1h 30min by train and around 1 hour by car.
Eastbourne is a short, 30min drive to Brighton.
